Our Prices when calculated nightly from our MONTHLY RATES range from $90 to $150 per night but are subject to change and may be higher for special events and holidays so please contact us for prices.  

All room rates are subject to sales and occupancy tax of the State of Florida and County of Volusia which when combined equal 12.5 %. 

A one time Maid’s Fee is mandatory with any length of stay and will be added to your final bill.  The Maids Fee ranges from $50 to $70 per room. 

We accept PayPal just send us your email address associated with your account and we will send you a (REQUEST FOR MONEY) via the PayPal system to complete your reservation or booking.

Alternately,we would greatly appreciate payment by check, traveler’s check, money order or credit cards. Once your deposit is received, we will issue a confirmation via Email or USPS to you with key codes for entry and other helpful information. 

All balances are to be paid in full at or before time of check-in by accepted payment methods: cash, check or charge.   

Cancellations

Because we are a small seaside inn and rely entirely on advance reservations, we must be notified well ahead of time if there are any changes in your plans.

We will hold your room with a 50% deposit.  Deposits are non-refundable if cancellation occurs within 30 days of scheduled arrival date during summer season, holidays and special events.  If your booking is less than 30 days from arrival date or if your reservation is in off season, we will impose a 10-day from scheduled arrival non-refundable cancellation policy.

If we are able to fill all vacancies in the beach house for the period of your stay, we will refund all deposits less a $50 processing fee.

The management does not claim responsibility for illness, family emergencies, early departures, work conflicts, or inclement weather. Early departures will be treated as a cancellation.

General Policies

Check-in time is 3:00 PM. Check-out time is 10:00 am.

For the courtesy of our guests, there is no smoking anywhere inside the building; however, smoking is permitted on the outside deck areas. If you do chose to smoke in the common areas outside the house, please be aware of the other guests. By order of the fire marshal, lit candles are not allowed in any of the guest rooms. Any guest who smokes or uses lit candles within the inn will be asked to leave immediately. No refunds will be provided.

Pets are not permitted at the New Smyrna Beach House
